Whenever I visit the Citi Sites layout, I hear about a certain patch of land being under litigation. Am not sure, how true it is. It might be just a rumour to scare off people. Howeve, I'm not sure.
Nevertheless, my suggestion is, if you are sure that your property is registered and having a proper sale deed, first thing I recommend is to apply for a khata and get a certified copy of E-Khata from the Manchanayakanahalli Panchayat office.
The procedure to get a khata is available here:

Next, identify a surveyor to locate your plot and secure it by building a compound wall or fencing it. If are unable to find someone to put the compound wall, please reach out to me. I can help you. Just to make it clear, I'm just trying to help and I'm not having any personal benefit by doing this. I wrote this after hearing out a bad experience of another plot owner. She paid around Rs.50,000 to put a fence from the local villager and the last time she went there, found only 4-5 stone slabs. No proper fencing was done for the money paid.
Please note that last time when I went 3 months back, I found some vagabonds setting up tents in the layout area. We need to secure the land and our investments before it becomes a hub of encroachments.
